Construction of 12 townhouses at 4321-35 W Peterson Ave., which began about 2 months ago, should be completed by next fall, according to a spokeswoman for Lakeside Construction Inc.

The four-story building, which is located just east of Kostner Avenue, will feature seven 2,400 square-foot units facing Peterson Avenue and five 3,255-square'foot units at the rear of the site, facing Sauganash Park, according to Lakeside spokeswoman Sasha Ivanovic.

The smaller units will feature two-car garages, two bedrooms, a study room, a recreation room, an open deck, a living room, a dining room, a kitchen, two powder rooms and two bathrooms, and the larger units will feature an additional den room, an extra half-bathroom and one powder room, Ivanovic said. The units tentatively will be priced at $530,000 and $680,000, she said.

A driveway off Peterson Avenue will provide access to the rear units, and space will be provided on the site for guest parking, Ivanovic said.

The zoning of the property was changed last year from B2-2 to a Restricted Retail District to allow for the four-story height of the buildings, Ivanovic said.

Update May 2004 - Townhomes Remain Unsold

Lakeside Construction owner Chedo Karamkic has dropped the asking prices on the dozen unsold units at Sauganash Park Luxury Townhomes, 4321-35 W. Peterson Ave. Despite being on the market since 2001, none of the units has been sold, according to lakeside Construction manager Sasha Ivanovic.

Lakeside broke ground on the development in September of 2001, and major construction lasted more than 2 years. Minor interior work still is being done in three units that face Sauganash Park, according to Ivanovic. "It would take about 3 weeks to get them ready," Ivanovic said.

The four-story buildings, which are located just east of Kostner Avenue, feature a row of seven 2,400-square-foot, two-bedroom townhomes facing Peterson Avenue and a row of five 3,300-square-foot, three-bedroom units at the rear of the site that face Sauganash Park.

Ivanovic said that the firm has reduced the price of the lowest-priced unit from $530,000 to $470,000 and of the most expensive unit from $680,000 to $640,000.

did not see any of these listed in the Multiple Listing Service (MLS).  We called the number on the sign and were told that there are three units left – two in front and one in the back.
